The study was conducted by researcher Alex X. Niemiera in conjunction with the Virginia Tech Department of Horticulture. Niemiera found that a home valued around $150,000 with no landscaping could net anywhere between $8,300 to $19,000 by strategically adding plants, trees, and maintaining grass.
According to Niemiera the study showed that “The most preferred landscape [among home buyers] included a sophisticated design with large deciduous, evergreen, and annual color plants and colored hardscape.” Niemeria’s research confirms something that Baltimore landscapers and real estate professionals have known for years. Landscaping with diversity and professionalism is key to having an attractive property, and that attractiveness can pay large dividends.
Respondents to the survey indicated that the most important features to them were a sophiosticated design, ample plant size, and a wide diversity of plant types. Niemiera explained stating “survey results showed that relatively large landscape expenditures significantly increase perceived home value and will result in a higher selling price than homes with a minimal landscape.”
He also remarked that “design sophistication and plant size were the landscape factors that most affected value. The resulting increase in ‘curb appeal’ of the property may also help differentiate a home in a subdivision where house styles are similar and thereby attract potential buyers into a home. This advantage is especially important in a competitive housing market.”
